About the kit
Who is it for?
This kit is for Australians building a new home with a licensed builder under a building contract. It can be used for house and land packages, knockdown rebuilds, volume builders and custom builds.
It is designed for homeowners working with a builder. It is not intended for owner builders managing the construction themselves.
We are already partway through our build. Is it too late?
No. You can start using the kit at any stage of your build.
Start with the site visit checklist for your current stage, then complete the inclusions audit using your contract, selections and other build documents.
Many inclusions and finishes only become visible later in construction, so there can still be plenty to check even if your build is already underway.
Do we still need an independent building inspector?
The kit does not replace an independent building inspector.
An inspector checks the physical construction of your home, including workmanship and potential defects. The kit helps you manage your side of the build, including inclusions, selections, variations, paperwork, payments and site visits.
They serve different purposes and can be used together.
Can I use the kit anywhere in Australia?
Yes. The main checklists and tools are designed to be used across Australia.
The State Notes also provide information for each state and territory, including the relevant building regulator, home warranty or insurance scheme, consumer body and dispute services, with links to official sources.
Is this legal or building advice?
No. The kit provides general information and practical tools to help you stay organised, keep clear records and understand what to check throughout your build.
If you need advice about your contract, a dispute, defects or your individual circumstances, contact the relevant authority in your state or territory or speak with an appropriately qualified professional.
Files and delivery
How do I get the kit?
The kit is supplied as a digital download immediately after purchase.
You will receive one ZIP file containing 8 PDFs, the Excel workbook and a read me file. Save it somewhere easy to access so you can refer back to it throughout your build.
Do I need Excel?
The workbook is supplied as an Excel file in .xlsx format.
You can also import a copy into Google Sheets. Some formulas and formatting may behave differently after conversion, so check the dashboard and calculations before using it.
Can I use it on my phone?
Yes. The PDFs can be opened on most phones and tablets.
Saving completed fields and checkboxes can depend on the PDF app you use, so test a saved copy first.
A computer is recommended for setting up and using the workbook. The site visit checklists are also formatted for A4 printing if you prefer to take a paper copy with you.
Can my partner use it too?
Yes. The kit can be used by your household for your build.
If you both want access to the workbook, you can keep a private shared copy in Google Sheets so you are working from the same information.
Payment and refunds
What if the kit is not right for us?
Email nboksupport@gmail.com within 30 days of purchase for a full refund.
This is in addition to your rights under Australian Consumer Law.
I have purchased the kit but have not received my download email. What should I do?
Check your spam, junk and promotions folders first.
If the email is not there, contact us or email nboksupport@gmail.com and we will help you access your purchase.
